Do I need my own insurance to train clients there?
Yes. You are liable for the sessions you run, so professional and business liability cover comes with the job. The building itself remains the host's responsibility, and if the house rules mention insurance, read them before you book.
Can I book the same space every week?
Plenty of trainers do exactly that. Rebook the same slot, save the space as a favourite, and it comes down to a few taps each time. Certainty over a full season only comes from agreeing it with the host directly, since they decide which hours to open.
Can my client arrive early to get changed?
That is worth agreeing with the host in advance. Your booking runs strictly from your start time to your end time, so if you need fifteen minutes either side for changing or clearing up, book that time as well.
